It's the odd ones out that probably got a great deal on a property and immediately jumped into just getting good-great cash flow.I would say look at your dollars ($), do the math, make sure your sites are set on not going over your funds ($), make sure the location you are looking at has your criteria and find a property that fits.

Wherever you are in your investing journey, stop taking everything personally that doesn't fit what you want to hear. 

So at least one state fits.

Another option, to echo what @Andrew Steffens said, would be if you're serious about this business it might be worth your time to work with a licensed property manager to learn the ropes, gain some credibility, and figure out if this is something that's a good fit for you long term. 

For $23k, they better have replaced the whole sewer line with double-wall aircraft aluminum and platinum fittings!

Every market is also extremely different from the next, so there's no one-size fits all approach.
