If so, take photos of the place before you clean it and send a bill to the last known address including any cleaning costs and unpaid rent. 

Most of the time it's a scenario where they take a photo (And mark it with a red box in the actual report) of a quarter sized hole on the siding of the house and make a request like "Structural engineer needed for further inspection" lol.

After 90 days they do not charge you for their photos but if I understand correctly I need to set up my listing on Airbnb and my reviews will not transfer unless I can get Evolve to co-host and then I can remove them. 

If they are going to be there post closing, at minimum have your agent do a final walk and take photos and video as you will now be the landlord and responsible to hold them accountable for any damage, so document.Once you get it up as a STR, you should go at least once a quarter to make sure cleaners are doing a great job and make any needed repairs or adjustments.

Between my photo copies of government ID, lease where they initial and sign all over, and the signed application with all of their personal information which I verified through a background check, I think it may be difficult for them to succeed with this.I feel a tenant should always pay the credit card fees. 

As for vacation spots, easiest way to increase attraction is getting creative with designs, especially with paint and get GOOD photos with professional cameras.

The postings created by a property management company will likely include the property management company's information in the description (they may even have their name watermarked on all of the listing photos).
