From a mortgage perspective, what kind of loan should we be looking at?

Take that and multiply it by every part of a property that can be damaged and you see why the insurance companies are losing so much money.To put it in perspective if the mortgage industry was losing money like this no one would be able to get a mortgage - period end of story.

@Byron KimThere are no good experiences with home warranty companies from my experience from a landlord perspective .  

It needs to make sense from a risk exposure and cost of maintenance perspective.

I have a really good friend that works in commercial quake insurance, and it's been pretty educational the last 5 or so years to kind of get peak behind the curtain from his perspective. 

I figured I had butchered my site from an SEO perspective and wanted to start fresh, etc.

I know this is an intro forum but if anyone feels so inclined, would love some different perspectives, what would you do if you were in my position.The lure of a good salary, benefits and insurance are hard to walk away from.

It won’t be passive so it all depends on perspective.
