There is no stock account that gives the leverage real estate does, at as low interest rate real estate does, at as low risk/ volatility real estate does. 

Also look at those Vrbo and Airbnb calendars and see how full they are and what nightly rates they are getting.Should be easy from here to see if a new property would pencil in or not. 

rates are going to be 10 to 15% with points of 2 to 10 points depending.. then you have to have the money for the infrastructure .. 

Payouts would have to be set up from the sellers primary Airbnb account and you would want a contract written.

Also, most Umbrella Policies only pay out if your underlying policy pays out, and the underlying policy will do everything they can to find an exclusion or that you were negligent (which you probably were) in the cause of action to get out of paying the claim.

I financed this deal on a 30yr conventional loan and I put 11,000 down with a 6.625% interest rate.

I am mostly interested in appreciation/pay out at the end rather than cash flow each quarter.

If it is someone you know you can give them a straight return as if its a loan - can provide a lower interest rate to provide upside - it really depends on the lender and what are they concerned with and what is their risk profile. 

From my understanding, no one is employed, they are somehow current with the rent, but they are definitely not someone I would offer a new lease...not even at market rate.  

I see this making it hard to scale.question: how come your rate is so poor?
