IDK just seems to be the pattern I have seen.

This caused stress, headache, lost opportunity to pull cash out and buy another property, lower rate and save $$.Now here comes 2022, I am seeing a very similar pattern that is starting to arise in the commercial loan market,  BUT what has me really concerned for borrower that locked into a DSCR loans that many borrowers locked into @ 7,8,9% rates with a 5%, 5 Year pre-pay or even a 5,4,3,2,1. 

Time will tell... you simply cannot change the behavior and living patterns of the tenant base that rents these homes..

@Frank Greg It's fairly obvious from the fact pattern that the seller got paid too much due to a title company mistake.

One of the biggest complaints for many of the button style locks is the keypad fails due to the environment.Also the button systems eventually show a wear pattern that people can use to guess the codes.

They you can look at those sales on the map, in the area you are searching for lots, and try and see if you can determine any general patterns.

Finally, there are general demand drivers that will not change immediately, and therefore keep sentiment low: inflationary environment pushes more capital to hard assets, recessions push money to hard assets, news outlets running stories about how this millennial or that has made a killing in real estate pushing more people to real estate in all forms, office and retail money moving to multifamily and industrial as the pandemic and consumer patterns have shifted for the long term.Will there be a correction, or at least a slow down, yes.  

Once you have a list, ask them who they have in their networks and see if there is a pattern.
