Since you have two LLCs, one of them being a "holding company" and formed in Wyoming, you probably have already been scammed by one of those national outfits that create expensive overly complicated setups for everybody, regardless of the business purpose.Holding companies and Wyoming LLCs are primarily tools of asset protection.

If you must help, do the legwork to find your father a reputable outfit that grooves on taking this type of property and making it shine. 

Some other poster wrote that he could disregard the loans if his outfit was allowed to directly pay the loans off out of proceeds at closing.

Do you know what foundation work was supposedly done on the property and which outfit did the work? 

Post inspection i had a septic outfit come inspect both tanks.

I wrote an earlier post about a Columbia River front A frame cabin we just acquired it has a nice Pier and Dock which is grandfathered in.I of course now need a boat or multiple different water craft.WE are going to outfit this A frame as an Air BnB so its get utilized more than just us staying there.
