I'm setting on an 18yr b&h that originally broke all those rules, but it's turning cash/cash at ~29%, a caprate of 7% and FMV appreciation is 100% todate.All those contacts . . . they come by osmosis (the act of doing) and few are required before the deal is found.

Too young to hold their bladder for very long, chewing on things...Older dogs of any breed tend to be couch potatoes and barking would be the biggest hassle.

We do have a local mine but it is small potatoes compared to the whole economy and it is a platinum/palladium mine and those prices have held strong the last 10 years.

., boy isn't that the truth, difficult to stop making money once you start, kinda like not being able to eat that one ruffles potato chip once you start you cannot stop!
