I understand the restrictions in the market (and that Napa county in completely restricted) but and am hoping to find an agent with experience specifically in short term rentals in the Sonoma market.

It's an odd market right now.

So we have had zoning changes in parks we have owned and they can put huge restriction on your property.

It encourages this behavior, increases the odds they will repeat the behavior, increases the odds that another LL will get to experience thus from this tenant, and in the long term increases the chance it will happen to you again. 

I thought this was odd since a note holder doesn't wan't to know when he IS paid but rather when the payee does NOT pay.
