I am shocked that an increase could come at this scale YOY and am considering deploying the capital elsewhere to prevent any future loss on valuation.Have any other owners in CO or nationally experienced a massive increase like this in 2024?

Jesse, I am an insurance broker who is able to assist with insurance/risk management products all across the nation.

Although there are numerous safeguards, contracts, escrows, that can be used to mitigate the additional risk, that risk can not be eliminated.

I'm also on the board of CFRI, the local chapter of the National REIA.

Second is the ongoing rental stream.You will always "numerically" make more money developing/renting versus buying/renting. 

Also, beware about national statistics.

I believe that this approach minimizes downside by exploring the numerous currently for sale opportunities with assumable mortgages.

In the meantime I read every book I could find on commercial real estate; attended every commercial real estate meeting in the Houston area, and spoke to numerous commercial brokers.

To my understanding in PA you need to get the 75 hours of training, pass the national/state exams to get licensed, and then associate with a brokerage.
