The time has come to start investing and I am eager to get my first small multifamily property under my belt in the Iowa City and Cedar Rapids area! 

I financed the property using (i) a conventional loan and (ii) a HELOC on the property that was drawn at close (there are two separate mortgages on the same property). 

Depending on the price of the property I come across and deal it turns out to be (using the BP calculator) will determine if I ; A) FHA the property or B) use my capital for costs.

In Cedar Rapids, IA there is a non profit group of retired guys mostly with some volunteer day helpers that build ramps for free so maybe there is in your area too.
