Lenders tend to have different requirements.... some look for a required minimum membership interest and others look solely at direct benefit the signer receives which could be membership interest, fee etc.

Inherently the steps are the same as if you were purchasing with financing save potentially less closing costs and ability to close sooner (if needed).The terms of your offer (ie -contingencies, closing cost splits etc) will determine what is different. 

ABL, which is the basis for HML/fix and flip lending, will have different criteria and different focuses than multi-year loans based on cashflow and borrower credit score (long term mortgages).

All areas can have different vibes as you put it. 

If its someone you know vs someone you do not it will be different.

I'd done some reading in the past and thought a few of the main Canadian banks had such specialty trust divisions that could help you with plan setup.As for finding investments, networking with other investors, real estate agents, etc. is the way to go.Brian, from what I've heard is that CAN banks  make it extremely difficult to setup. 

I can consult on the work that can be completed in many different mediums (DIY, supported, etc).
