For their three-year, 12% option they give an example of a $1M investment with the following preferred returns:- Without compounding: $360,328.77- With compounding: $431,237.45Taking 12% disbursements over 3 years on $1M would be $120,000 per year, or $360,000 over 3 years.

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there.

The credit thing should not be an issue for many DSCR folks like myself. 80% ltv may be an option, but,I have seldom found the tradeoff in cost/rate to be worth it in the last 12 months. 0% origination is possible, but, as others have said compensation is received in one fashion or another (higher rate, processing fee, etc.).
