It was probably 1-2 hours a week of "work" (cleaning, and guest interaction is all there is really).By renting our 1br in our house we were able to nearly cover our mortgage, allowing us to save enough to buy another property that had a walk out basement that we converted into a seperate apartment space for Airbnb guests, turning our first property into a long term rental.I would recommend using a lighter color pallette, white sheets and comforter.

The lighter the color you use, the harder it will be to see any scratches - same thing with having a pattern versus a completely solid color.

If a pilot light goes out, we will relight it for the tenant; it's not worth risking tenants messing with open flames (lighter) and natural gas (fuel).

Over $100k condo/over $1000 monthly rent, granite counters, stainless steel appliances, cherry cabinets (or cherry refaced wood doors/drawer fronts), new 12mm laminate flooring that looks expensive, or oak hardwood depending on whether I am going darker or lighter with finish, new fixtures, gut bathroom, pretty much entire unit remodel.
