Connecting with others has greatly accelerated my progress and I'm confident it'll lead to more growth than building in isolation.

I went through 7 property managers in 5 years because I could not find an honest, competent one who wouldn't try to reach straight into my pockets and rip me off every chance they got, or be completely lazy in screening and managing tenants. 7 of them, so this wasn't just some one time I got unlucky isolated incident where there was one bad apple, they were ALL bad apples.

The headaches are not isolated to the tenants but the age of the building and the need for various, potentially big repairs is the daunting part.

Isolate the basement and rent it as another unit.

All that said, of course, you'll want to isolate yourself from your business entity structure as much as you can.
