That said, these days you will be hard pressed to find a deal that can achieve 75% let alone 80% leverage3) Depends on a lot of factors, mostly based on the loan type, not the property: Fixed vs Floating, Yield Maintenance vs Stepdown, Length of Term, I/O period4) I hate acquisition fees, both as an investor and as a syndicator.

Our current bank which we have a relationship with gave us decent terms, IO for 12 months, 5.2% for 10 on a 25 yr AM.We purchased in December and expect to be finished with all units Feb-March.

I can pay I/O if I want.I personally use the AIO to multiply houses but I have clients that simply want to use this to pay off the primary mortgage cheaper and faster.

Many DSCR loans are IO, so there isn't really a "universal" term structure of them, in my opinion.
