Background: I've always had an interest in owning rental property, but due to living in CA and my inexperience I had assumed it was only accessible to those with significant cash in the bank, so I figured it was something I'd pursue later in life.

Inexperience can make you go broke in a downturn, but if you know what you are doing it can be a gold mine. 

I've met plenty of investors and have thought of it, but I think a general lack of trust and inexperience prevents it.Could be smaller items, like not thinking it's worth it if it's a small deal, but I have to assume most are just gunshy about getting into a deal with a stranger, or even someone you know.

Combine that with the inexperience of their agents, and I can slip in absurd things into the offer like extremely long inspection periods like 14 to 21 days long, then wait til the last day to negotiate an absurd seller subsidy or reduction in price when they have little choice but to give in because now its a week before closing.  

In our next downturn, many people like you (who 'figured out' Self-Directed accounts at Bigger Pockets) will also come to grips with their inexperience. 

I might focus on town-homes or at least stay away from older homes since I am still inexperience in this.

I find it is mostly low experience/inexperience investors.

Anyways, I have a property that I want to put an offer on but am anxious about the numbers due to my inexperience and was hoping the community could give me some advice!

With limited cash and inexperience, you would regret trying to do it yourself.
