Now my parents are still married but imagine if you can that one day my father comes home and declares after 40 years of marriage, that he fell in love with his secretary or one of his buddy's at work ( lol, I just had a image of my dad being gay ..) it has happened to 100's of thousands of women.

It is easy to get burned locally . . . imagine how much easier it is investing 500+ miles away!

I imagine the trend will land somewhere in the middle--maybe with an island or breakfast bar (or something new like a work-from-home "breakfast/desk"?) 

Eventually we kind of both agreed this will trickle down to other assets (speaking from the multifamily side), so I would imagine a similar thing will happen with single family.

I can't imagine many nonunion gc having a wages expense being much higher than ours even in Vero Beach. 

On top of the potential insurance claim, imagine if someone died because the smoke detector didn't go off.

Lastly, I would imagine that with all of the small business ownership involved, there's probably a local bank that already has a UCC filed and is unlikely to play ball with a private lender who's trying to realize their collateral.

So, I would try to look at that with fresh eyes and evaluate every possibility imaginable before dismissing it.

To get the full effect of how I first saw it, I'm going to have to ask you to imagine a raccoon sitting up on top of the bed.

Hey @Ryan Brown - if you've provided the splits and tenants have ability to control their own temperature, then I can't imagine why you would be further responsible for the tenants unit temperatures.
