Depreciation is an expense that you take "on paper" each year you own a piece of investment property.

That is the most common piece of advice I have received.  

My #1 piece of advice is to make sure you gather true apples to apples bids, that account for the entire scope of the project.

Thanks for all the feedback thus far.One piece of information that impacts a lot of this - this is a condo in a larger building and the HOA doesn't allow leases under 1 year including MTM so we can't implement that strategy but keeping leases to a year makes sense.

The other 99% can't put the pieces together either in their mind to make it happen, or in reality.

So my first piece of advice would be to listen closely to the professionals who do this every day for a living.  

And on top of everything, I think the last thing about my returns,  it’s absolutely 100% possible because it’s exactly what I’m doing and I’m not trying to sell one piece of property so like the old saying says when you assume you make an *** out of you and me so stop making assumptions if you don’t know have a clue about my intentions which really are exactly as I stated in pure nature and when I get out of it is a group of people I helped and in the future, I hope that comes in handy, and I’d like to prove you wrong so if you wanna direct message me, I’ll give you my email show you everything and show you how much of an idiot you are
