On paper cap rate looks good and I've heard there's a hot rental market, but not sure about in practice and what quality of tenants we could expect.  

Private pools not allowed, maybe a hot tub, still don’t have definitive answer if it’s allowed.

My last Airbnb stay was in the mountains of Asheville and had a sauna and private/natural hot tub and fire pit.

I see the same with note investors and people writing books and doing coursesI can name many people who now sell courses in a different strategy (whatever is hot) because they just bounce around promoting a lifestyle “live your life and earn $25k/mo passively with (insert investing type).

The ones I bailed out I actually took ownership of.. and got them out of hot water. there was no room for a loan but enough equity for me to step in and solve the issues.. 

With skyrocketing prices in major metros, many investors I know are looking beyond the usual hot spots.The "first three rules" are still important, but location might be getting redefined.

Hot cold, etc.. what are the comparable properties and do they have multiple upgrades? 

I own a 1 bed 1 bath unit overlooking downtown from a huge balcony, 1 car spot and free heat and hot water for $2200.00 and it has been sitting in the market for 60 days now. 

Being even one day late on a hot listing can mean the investor is a dollar short.
