out of state is more difficult than advertised. do you already own a primary residence? 

I wanted to see if anyone here has joined his mentorship program or for this specific course, and receive some honest feedback.

Their reporting is consistent, timely, and provides an honest portrayal of how the property is doing.

Bit of a wild situation here, at least to me and my lender; maybe it is more common than we think, not sure honestly.

@Brandon Croucier is giving you solid info on finding an experienced and honest mortgage broker who can shop your exact scenario both ways, with the rehab and without and break down the benefits of each with all fees so you can see an apples to apples comparison. 

Areas that saw population bumps during the pandemic could see milder but significant demographic shifts, as will almost any area where effected residents have family, relatives or property available for immediate longterm occupancy.

I encourage those I work with to deal honestly.

Honestly your approach may be a bit rough around the edges, but actually getting out there and trying to find deals through grit and hard work is the best way to start.
