Before you call any family service, how about meeting with them and expressing your concerns. 

The issues being  1) inconsistencies in roof (dont know what this means)  2) a hole in the drywall behind stove in kitchen because of which there are spiders coming out of the wall and they had to kill two of them.At this time, I am concerned that they will trash the house while leaving it.

And in many cases this may be warranted as health and safety issues may be present.  

Do you have any concern of what impact these businesses may have on your rents and/or target customer in the future?

Mostly messaging with guests regarding issues, questions, concerns, as well as coordinating repairs and restocking supplies.

It requires significant work, and I'm concerned that some additions made by the previous owner may not comply with building codes.

Are they interested or concerned about neighborhood crime, supporting data for surrounding rental rates that might affect your future cash flow, pictures or video of the property showing the class of the neighborhood and the property itself, ... ?

I believe there maybe a few different ways to tap the equity in my 1st rental, but my concern is that if I take out the equity for a new purchase, I'll be reducing the cashflow of my business due to the additional debt repayment.
