The foundation was found structurally sound, and if I ever want to get it repaired it would approximately $4k to include a full external waterproofing and bracing.The seller and I came to an agreement, and she even rented one of the units to quality tenant and has a good lead for the other unit.Thanks for the feedback, everyone.

So, yes you can "buy" the property with you brother using his VA benefit, but the mortgage and title will be in his name alone.Checking with a REI attorney and a CPA about you having an external agreement with your brother.

If they have some updating requirements, ask what they need to do, specifically and work with them to allow changes, there is no technological reason or need that trickles through to the lease other than their additional leasehold interest, you shouldn't subsidize their additional expense with lower rents.I'd suggest you ask an appraiser what the external obsolescence would be for a property next to or on a property with a tower, it may not be as bad as you think.
