I have a laundry room that is exactly the scenario that you describe except the water is already split across the 2 units.  

You can fit a modest but comfortable 3 bedroom 1300 sq ft home on a 30x100 lot with room for a little parking pad next to the house.

Especially since later you're going to have the rooms full of furniture, and have to block off time with no bookings.I bought my STR with carpet in the 4 bedrooms and didn't have the budget then to replace them with hard flooring.

The hard thing to do is identify, value, analyze, negotiate and place under contract a “deal” meeting wholesalers minimum requirements that also has room for a decent “wholesalers” fee.  

For example, you are looking at a four bedroom house but you can enclose the dining room into a 5th bedroom.

I have used it mostly transactionally & made several grand buying things off Amazon.

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.
