Gross income right now is 2700.

I used my tenant income and w2 income to put towards the next phase of rehab.

If I can park the 388k ($415-27k) for one year at CD rate of 4.5% and then est 300k (after paying cap gain/depr recap) at 3.0% (assume CD rates lower) that interest income of about 24 months net of ordinary income tax is about the same as my current mortgage.Trying to play devil's advocate and think why selling this year does not make sense. 

I think the real estate professional strategy works if it is your primary source of income.   

Additionally, Airbnb income during this period could generate steady cash flow, though market conditions and regulatory risks should be considered.

But the trick is they claim very little income or never file taxes at all .

While institutional lenders would probably need a number years proof of collections before considering the income from the wrap, private lenders, such as myself would look upon the situation more favorably.

It will be cheaper than our mortgage and our incomes will be increasing.

For me personally, our STR and our little inn provide more than half my family's income so I feel I have a fiduciary duty to my wife and kids to maximize that.
