Every system you try will have flaws or you'll salivate over a feature that shows up in other software.

Right now, I'm doing a lot of research and trying to build a good base of knowledge before I dive in.  

I would do a direct mailer in my area and try to pick up another owner occupied.

Unless you plan to sell one of these in the next 5 years, you'll probably get a better deal if you try to refi both of them at the same time.
