It's a furnished rental so I had already provided one portable fan as part of the furnishings. 

Which is to provide a nice furnished location for travel professionals.

I used light floors and dark walls for contrast and light furnishings pushed against the dark walls for pop.

Also I saw a turnkey property selling for 459k and it is already on Furnished Finder.

Have them furnish paystubs, but then Google the company name and call the listed phone number to verify what is on the paystubs.

Worse case you can furnish it and put the property on Airbnb or peer space as a venue space or STR in between long term tenants.Using an agent or property management company to at least get it rented could really set you up properly.
