any number of small franchises.. subway comes to mind I have a friend that started with one and you cant make a living on one but now he has 3.. and they get paid off much quicker than real estate then at that point they will net 100k plus each a year.. so about a 30% return to start.. and something of real value.. but its a business you need to run it.I have a friend that has 7 take and bakes and those gin money as well..
