It's a fixer-upper triplex with fourth unit in the back, ~80k. the goal is to live in it and possibly do a BRRRR. probably looking at an FHA 203k or hold off and rehab it over time as i get the money, potentially using the cash flow to rehab it.

Good value add operators often can create significant value in a few short years, refinance, essentially getting the investors initial cash out...while they stay in the investment earning solid cash returns each quarter (payouts) while a suitable exit price is achieved in the 3-5 year period.

(yes, they are lien-able, and depending on the boro sometimes they are billed monthly or quarterly, sometimes one utility bills for all 3 services or different utilities bill for 1 or 2 of them or each of them)

The place is going to cash flow very well partially because the seller is very motivated and we're getting a great deal.Besides the 3 one bedroom apartments, there is a fourth unit that used to be a rinky dink grocery store back in the early 80s.
