Outdoor fireplace.

We have a rental home with a fireplace that was deemed ‘not functional’ because the firebox was rusted through.

We have a fireplace for ambience, not heating.

Dark tile flooring, a wood-burning fireplace, and high ceilings.

I wish this were true, because I'm doing a rehab right now, and I'll be happy if I can pull out even 50% of my capital for what are much bigger fixes (roof, fireplace rehab, open floor plan, drywall). 

The wall has a firebox fireplace in it. 

We ended tearing out the fireplace, adding some structural supports and fixing a lot of other deferred maintenance since the house wasn't lived in for 10+ years.
