And we found a great pre-finished lumber supplier for the siding and the tongue and groove that is saving us 10 to 15k a cabin depending on the size (and producing far better quality results in the finishes).It doesn't sound like much when you're looking at 300k to 500k builds.

The goal is to finish the renovation by November and then rent the warehouse to tenants.

I bought it in 2022 for $155k and finished the rehab early 2023.The rehab was about 360K all in and appraised for $825K upon completion.

However, new construction starts have plummeted since 2022/2023, so within the next 1-3 years current projects that were started in 2022 will finish up, but the pipeline of projects that started in 22/23 is way smaller so projects being completed in 2025-2028 will be significantly less so supply and demand should tip back (all else being equal).

When we were done at the notary and finished the purchase, we were able to obtain the license and start the works (it was a big commercial old furniture shop where we created 14 tourist apartments). 

I currently own two properties in Utah but just finished getting divorced.

And return to investor apr was 23.3 % I made the rest. this deal start to finish was 88 days.. average though is closer o 120 to 140 of course. 

What I see is that they in single family zoned areas they often will convert other living space (craft rooms, offices, finished wood shops, etc) to ADUs but do not convert garages.
