Was hoping for some advice/feedback/criticism, anything you can send my way on hopefully moving this one soon. 

I’ve learned a lot from Bigger Pockets, first time posting:I’d love to get some feedback on where to go from my current position.Background: we own two houses on a single lot in a residential neighborhood.  

Also currently it just caters for LTRs.If you can go past the level of detail I would love to hear any feedback from anyone interested, and especially from any Excel gurus, accountants, investors or tax experts out there with a keen eye. 

@Michael Baum also hit one of the most important things - dynamic photography that changes with the seasons and mixes itself up so it's not a stagnant listing.There is no hack to be the best at something (just look at all of the number one bestsellers on Amazon who sell 100 books total), just work on the product, the amenities, the dynamic pricing, and be resilient and responsive to feedback from the first guest on.

Goal is to wholesale this one.I'm familiar with analyzing deals with seller financing where a good deal would be 3-5x ROIC, but I'm not as familiar with analyzing for cash deals, could I get some feedback for this one?

As for load bearing you should be able to install a double 2x12 header, for openings under 36", If you can DM me, with pictures I can provide further feedback.
