So once you get to 5 units, most investors end up on the commercial mortgage side of a bank.And as he notes, from a brokerage standpoint, in my market, I see most 8 units or less exclusively on the MLS.  8-20ish units are a mix of MLS and Loopnet/Brokerage sites.  20+ units are almost exclusively listed by brokers that specialize in multi-family and you will not see their names on yard signs anywhere.  

I have a good opportunity with an off-market deal that is currently exclusive to me.

Hello,A year ago, maybe two, I listened to a BP podcast about these properties that housed adults needing nursing care.

That said, stock pools are inexpensive but I'm not sure they are anything more than visual candy for your listing - and perhaps more hassle and most adults won't look at that anything like a hot tub experience. 

An agent can use an "exclusive listing agreement" with an option to sell it off market as a "pocket listing."

Hello,I have a property with a tenant that I inherited when I purchased the property..She is an older woman with adult children that, at one point, moved in with her without notifying me.We've got that all cleaned up, but now she is adopting a 2yo child.It's a noble act, but how does this effect me as the owner?
