This way you can keep your enthusiasm up and move in the right direction. 

Even after we hung up & you were so encouraging, hard as I tried, I couldn't summon my Polly Anna enthusiasm.

It would also seem to me that such a good deal could or should be offered to the sellers' family member or friend...I appreciate your zest, earnestness, enthusiasm, and verve....I wonder if sitting back on this one, and treating it as a 'watch and learn" might be beneficial.  

Unfortunately, TV (flipping shows) influence many people's decision to enter real estate and they jump in with both feet and a lot of initial enthusiasm until the reality sets in that making a living in investing requires effort, study, dedication, perseverance and a very strong reason to succeed.

Take Brandon's comment with a grain of salt - his enthusiasm can supersede his sense of the obvious :)Perhaps, you could look at a tri-plex :)

As a newbie with very few folks around me physically that venture into this, you are keeping my optimism high while temporing my enthusiasm with healthy doses of logical reality.

I would also recommend approaching a letting agent to advertise on their various portals, since you only have to pay a finder's fee to gain exposure to many top-ranking property websites.I hope these suggestions offer you some footholds for your confidence so you can proceed with renewed enthusiasm and drive.
