It would also seem to me that such a good deal could or should be offered to the sellers' family member or friend...I appreciate your zest, earnestness, enthusiasm, and verve....I wonder if sitting back on this one, and treating it as a 'watch and learn" might be beneficial.

Unfortunately, TV (flipping shows) influence many people's decision to enter real estate and they jump in with both feet and a lot of initial enthusiasm until the reality sets in that making a living in investing requires effort, study, dedication, perseverance and a very strong reason to succeed.

I would also recommend approaching a letting agent to advertise on their various portals, since you only have to pay a finder's fee to gain exposure to many top-ranking property websites.I hope these suggestions offer you some footholds for your confidence so you can proceed with renewed enthusiasm and drive.
