A few due diligence thoughts in no particular order:Construction costs: I’m not familiar with BC, but at first blush the construction costs seem low to me (coming from New England).

I hear Memphis is great for single families, and I know my small corner of the world in New England is better for small multifamily properties.

I live in England and have found a property that would offer a good Air BnB income.The seller's realtor is saying that he can get Air BNB receipts from the current owner to prove the income.
