If I was a renter today, I'd be doing everything I can to get the longest lease possible, 5yr, 10yr+ to lock in because this is an enduring upward pressure on rent's that only has 1 release valve, price ascension. 

Sounds like a terrible scenario to throw at her but this was the consequences that we would endure.

Trim and millwork should be simplistic and strong, I use 6"-8" solid wood rounded edge baseboard, why, because it takes a beating and endures and protects walls.

That way, in a full loss I receive the same amount of money that I would have if I sold it rather than enduring the loss.  

Enduring this heat and my body sweating, it hit me "what the hell am I doing with my life"?!??

Endure 10+ years of hating your job?

So it sounds like you guys have endured a couple live-in rehabs. 

As someone who endured winters in MN for far too many years, Seattle winters feel like summer in comparison.

So far despite the hardships many are enduring I think we've been remarkably resilient.  

I really hope that things aren't that stupid but I am truly sorry if you had to endure that and I understand the exodus of landlords and people in general that don't feel like funding excessive welfare and why these policies passed by people with little to no common sense are failing out there.I would say like others have said about having a team of people established.
