This enabled me to by the farm in October then 2 new duplexes in December of 2020.

My Why:  To allow me to become financially independent that enables me to do what, when and where I want.  

Quick real life example: I wholesaled a deal 3 weeks ago in which the seller just texted me a few days ago saying this deal changed her life and will make her a millionaire because the speed of the transaction enabled her to take her equity/profit and plug it into 2 very good real estate deals. 

This enables to you invest cheaply, maximize rent income and cash flow, and build some experience as an investor/Landlord.

It looks like our most recent filp has gone well and should enable us to put about 100k down for the next property.

All that enabled me to leave my W2 to do real estate full time which was my original goal.

In short, a DSCR mortgage enables you to purchase or refinance a rental property without providing your tax returns, W-2s, pay stubs or other personal and financial documents that are required for a standard mortgage. 

My question: What has been your most successful system for producing quality real estate leads to enable these BRRRR/Flip cycles? 

We were thinking the following:  1) we know these potential tenants have a paying job, 2) no commute for the tenants which would be appealing 3) most are men who are working and sending money home to their families so a dated decor is not a big deal and they just need a place to crash 4) renting these guys enables us to get income immediately vs spending money updating the property.
