Firstly, well done for persevering and trying every avenue you thought would get you the data you needed.Most would have caved earlier and handed out there hard earned cash for old, saturated leads/records from the same prominent platforms which dump them pretty much when they receive them from either 1).the same large brokers AFTER the county has listed them on the county website or, 2). from the counties themselves directly AFTER the county has listed them on there own website, or, 3). from data scrapers on Upwork/Fiverr who scrape the data from those same platforms AFTER the counties/brokers sell those platforms the data being scraped by the freelancers.Anyway, rant aside you seem to of made the same mistake i made when I first started branching out away from providing leads to my original couple of clients i got from Upwork who wanted me to scrape data from court records in FL for pre FC leads.Simply, I didn't know where to look for the information I needed in states outside of FL.FL only allows the judicial route to foreclosure so I only needed to know/find/scrape the data from Lis Pendens documents for counties they requested.

3) It's been 5+ years since we've seen a S8 tenant lose their voucher for property damages, not paying their portion of the rent or utilities, or other lease violations (letting others move in with them).It's our opinion that #2 & #3 above are caused by overworked caseworkers not having the time to process the extra required paperwork, so they take the path of least resistance.4) S8 needs someone at the federal level to put more of the program online and streamline the process!

Partnering with a wholesaler sounds fine, but check the real estate licensing laws in your state before bringing a buyer for a commission.You might consider getting your real estate agent's license and legitimately earn what your skills, drive, and experience truly command. exactly wholesaling or bird dogging is not a life time or long time occupation  RE sales can be lifetime and if your any good at it at about year 10 you should be getting all your sales from referrals and such.

I think it was my fault and my ignorance for allowing him to convince me to re-finance properties every 3 years and I think he re-finance 3 of my properties 2 times meaning he earned a $20,000 commission for each property 3 times, or he earned $60,000 for each property just for being my broker.
