Hi J,I’m reading your book, “the book on flipping houses” and had some questions about marketing as you mentioned websites, etc, in one of those chapters.I currently have a handyman website, but want to convert it to use wording that conveys I want to buy distressed houses.

Imagine Nvidia with their money from selling GPU could buy the entire United States distressed office building.

And while I think there will be continued distress in various pockets and at various times, I don't expect it to hit all at once, creating an acute effect on prices.  

I would also suggest that you find a property that is cosmetically distressed.

I wasn't looking for a distressed property or seller as much as just looking for a deal that made sense based on my buying criteria.

The thing is, it’s rare to find a SFH in my target markets that fit my buy box because of either high prices or condition being a bit too distressed for what I’m comfortable taking on as a first purchase and having no experience in rehabbing a home.

Appreciation for us has always been a byproduct of finding "distressed" sellers who sold at 20-30% below market price for no good reason other than rush, so that I would say is secondary 😅

There's a lot of moving pieces when trying to move distressed properties and/or sellers.My recommendation would be to partner up with a really experienced wholesaler.  

With 5 units on 4 properties, it sounds like you're single family heavy buying highly distressed properties that take time to renovate. 

Not in that market but we target distressed properties with bad roofs.
