Don't get me wrong TK is good to start but for people with 100k+ it is not a scaleable asset class.

If they are going to refund even security deposit no questions asked and unbeknownst to you, why even offer that as a feature / service as part of digital collections to landlords?

Is that the only asset class that you enjoy now?

You can grow a business into a sellable asset, but anyone who has ever sold a business will tell you that is not easy and takes a long time.

It doesn’t require you to disclose any personal information. you just have to have sufficient assets for down payment and closing costs usually starts out at about 20% down.

Raising money is easy; managing assets is hard.

We have a savings account where we split up into different buckets (from our w2 and passive income) and one bucket is for real estate and when we have enough to acquire another asset we will consider it.I am not a fan of borrowing 100% of the transaction costs including closing costs as it will be extremely difficult to make money many times on those types of deals.

Or hire a professional who specializes in selling this type of asset.

Building a solid team and choosing the right asset class are critical to getting a strong start in any market.

Another thing to consider is if you want to setup "single-asset" LLCs that only over 1 property to further limit your liability.
