People are begging to rent my Destin home.

All on the Outer Banks of North Carolina which is a great regional drive to destination with a long established history of short term rentals as tourism is our main income producer for our communities with “relaxed “ STR rules and regulations.

We started this in a low risk area with a destination with families and not a lot of parties.

I live in Navarre, FL just across the bridge from beautiful Navarre Beach which is nestled between Destin and Pensacola Beach.

How long can it maintain being a "party" destination? 

It's on its way up as trendy weekend destination for those seeking to escape the big city.I own and manage a multi-family (4 unit) property downtown, as well as manage a large multi-use commercial property, with restaurant/assembly rated spaces and office/retail spaces.

I thoguht about starting a forum about it.. but I noticed that @Brandon Turner is always recommending newbies to get started with multi-family, like.. a duplex or whatever, but.. here in Central Florida, they are far and few between, and believe me.. there are investors lined up for the ones that are available (and not available).. but, in regard to buy and hold strategies, Orlando specifically has several unique real estate qualities to it that make it different to almost all other cities.. primarily, (and this is still underrated I feel like) ..this is the top tourist destination on Planet Earth.. that alone is enough to create some interesting markets, and indeed there are.

Now these are not destination areas so the idea is to not have transient drifters coming in and out and doing god knows what when they are there.
