Sellers will understand that the most practical structure is to include the BAC in the sale price, and the ones that don’t will just have to deal with the consequences of their decision which will be a little more confusion in reviewing offers and potentially limiting the number of buyers able to offer on their property if they are rigid and don’t want to pay a buyers agent at all.

Not a single person, or other RE agents, suggested that I should sue my RE agent who advised me not to do an inspection.So, yes, maybe in theory, agents are legally responsible if they don't work in my best interest, but in practice that's not the case.
