As long as the Hap is signed they will back date it.

The dates for these convictions are over 10 years ago (2008, 2004, 2002, 1996). 

After the 7 days, we can send to an attorney to file for a court date - which incurs attorney & court fees for owner.We would have had a chat with the owner at this point to discuss pros & cons of waiting vs filing.

To my surprise, I can count on two hands how many times a seller/agent has actually called/emailed me to verify the POF.Often, one can obtain a letter from their bank stating the account holder's name, the date, current balance, etc... and that should be more than enough to meet anyone's requests. 

Keep your emails to all applicants showing that you communicated the same criteria to everyone up to a certain date and then changed it after a specific date.
