So, my properties may have suffered a big loss in value, but, my properties are in the Oil Capital of Brazil where we have all the oil rigs offshore and most of the high paying JOB's in Brazil.

That said, we also find the idea of living in a cookie-cutter subdivision not so appealing and there appears to be a lot of that in the Nocatee area.Ponte Vedra was beautiful of course.

(We both plan to continue to own more cashflow duplex together in the coming years, and down the road even consider selling them to our Chinese counterparts/investors so we will try creating some sort of cookie-cutter from this). 

But they did jury rig some lights in one room with the electrical outlet under the carper and into the 2 walk in closets:)  The electrical panel has a dozen extra spaces. 

You might want to brush up on setbacks for the oil rigs.

Last one I was in recently, then tenant had a leak under the sink (not sure why they don't always call the landlord) and they rigged the piping thru a hole they made in the side of the vanity into the tub..  

And in the process you avoid the risk of the GC building some mediocre cookie cutter bland home. 

but go to the RIG meetings you will meet all the local players.. 

Rubs, Toys down a toilet 5 times a month etc.. and prove the concept a couple of times to yourself then you can cookie cutter it someway yourself.

(You can rig the light and fan to work at the same time, but tenants get annoyed with this)   Mild mildew is not a problem and can be wiped down.
