Is there a strong culture of internal competition here?

(Not much, small hick town) This city is striving for modernization, but unable to reach it because of one to many rednecks.I live in south Florida, where modernization/ culture are keen.

I would rather not get into details, as there seems to be a culture of no hear,speak,see.

It is the home of Indiana University, and has a very diverse range of family incomes.

If you want the deal, I simply assign it over to you for a very tiny percentage of the equity.The bargains I come across are usually very diverse.

It is also a cultural center, with concerts all the time it seems.

New business & jobs, population growth, infrastructure overhauling, universities, a diverse ecomony, etc...

Diversity, demographics, companies, jobs, and people moving here for multiple reasons - national and foreign, people and money.
