I recommend doing as much yourself as possible so you have control over removing the criticals like toilet, sink, shower for as short a time as possible.We just did an 8-week kitchen reno and only missed our sink and stove for 2 days.

You'll lock the house and take the house key  You'll leave the car key at the hospital and bill their employer for the rent and your fees for dealing with a critical situation. 

The need to screen tenants is critical, but with mid term tenants it is often (as often as monthly).We just rejected a 90 day rental on one of our STR units.  

@Danielle TranI am a loud critic of transferring properties to LLC’s when it is residential, but for commercial properties I do recommend those be held in a LLC.I would speak to you accountant and an attorney in regards to understanding the tax consequences as well as the attorney regarding liability of the commercial property.

Know how to take constructive criticism.

The dynamic gradually went from me needing them and vetting me for their program to aggressive now or never ultimatums, challenging/criticizing my commitment and morals, and using religious appeals and made up personal stories to try and get me to see the parallel and cave/sign/pay.

It is absolutely critical that the payee of the note be the QI that is doing the 1031 exchange.
