Why would you build two structures (accessory unit + main house)  Are those independent structures or on the same foundation?

I am currently in IT Security business and my wife sells fashion accessories.

On paper, it looks like a decent deal (nearly the coveted 2x) but you have to factor in location.  

Accessory dwellings are legal in most municipalities I've lived in, although that doesn't mean they won't violate an HOA if you're unfortunate enough to have to deal with one of those. 

As far as the cabin rentals go, it is not easy to sell a cabin near value unless you are in a coveted area (Higgins Lake).

Also, I am not sure if this makes you an accessory if you don't report.

Our plan is to buy a rental property (duplex) and put it in the backyard as an accessory dwelling.
