Anyway thinking for a bit we will continue on this path and look for more old houses but, of course, the price has to be right vs the amount of work that has to be done. 

After five years, I am willing to buy the other owner out or they could stay in and continue earning and enjoying the property. 

And so the cycle continues, and the standard of living in capitalist societies steadily improves... at least in markets where new construction is allowed.

One important detail is that my brother currently lives with us, and we are open to having him stay with us if we do make a purchase as a renter to help cover our mortgage.I see our main options as the following:1) Buying an SFDU to live in, and "house hack" with my brother continuing to live with us and pay rent2) House hacking with MFDU.

I think as people are able to choose to work places that have better weather places like Cleavland will continue to decline.

One of the constants that I still see from when I first started on BP in early 2016 is the willingness of experienced ( some on this very thread ) folks in different aspects of real estate to try and help newbies and others with advice and perspective.I think it really is a testament to the fact that even though the investing environment has undergone many changes over those years the willingness to continue to help others has not changed.It helped me tremendously when I had to crash course on small MF ownership and I am grateful to all who helped with posts that they didn't even know that I had read and learned from.And yes the search function remains fairly useless and unchanged in that regard since then to the detriment of us all.

We are ready to continue investing and are interested in traditional financing but want to learn more about Subject To and private equity and other creative financing methods.
