Even the worst weed gets purchased and the market is quickly moving towards edibles and vape products.I see the civil asset thing to only be an issue if you are contemplating illegal behavior. 

Hello,  I am interested in Apartment building investing however I am 52 yo and have a Full time job in healthcare,  I have access to capital via a HELOC and was contemplating investing in a couple syndication deals.

To get some cash from the equity of the Condo and purchase property #2, I have contemplated the refi-cash out AND the heloc financing options.

It all works because I own the property and as the old adage goes "no one cares more about your property than yourself".However, in contemplating going out of state - I know I'm not the first one here to ask this question - I wanted to some collective feedback and experiences from other people in my shoes.  

I want to do this the right way, even if it's more expensive, as the business plan contemplates selling this business to someone who wants to own the property/website/tenants to someone in five years.

We have a beautiful turn key property in Kissimmee ideal location near Disney that we are contemplating selling next spring once our current guests leave (we had a longer term renter book). 

However recently crimes such as armed robberies and home invasions have been getting more common in tourist areas as well, especially Quepos and Puerto Viejo (which has a major problem with sexual assault). 

Now neither the attorneys that market these awkward, convoluted, expensive and administratively burdensome constructs, nor their victims who can't wait to jump into them at any price to prove to the world that they are a chest thumping real estate "player" would ever even begin to contemplate risk mitigation through the excercise of basic business due diligence activities. 

Inventory is low and we’re in a local housing shortage so price on old stock and making repairs has risen so much that I’m actually now contemplating new construction as an alternative.

I have been contemplating this question for quite some time and I thought it was time to turn to the wonderful BP community for advice.
