., @Marc Dupuis, @Jesse Hinaman, @John Weidner A bit more info - I've had 3 roofers say that it would be cheaper to remove the second roof/attic than try to correct the framing/ fix the dry rot/ re - shingle and permit.

Possible lead paint. 3 car garage.Things definitely need fixed: Roof on garage(maybe whole garage, some bricks near the bottom are breaking), shingles over entire house, some drywall, full kitchen, carpet on bottom floor, pool liner and pump, paint throughout house, a lot of electrical wiring and other smaller miscellaneous things.We have looked at the property once already and noticed the things listed above.

Those things to me always depend at least in large part on who is doing the work, since labor is almost always your highest cost of doing business on any house - for example, roofing shingles don't cost very much but the manpower to pull the old ones up and put new ones down is staggering.

Roofing warranty of 20 or 30 years for shingles would be on the material, the shingles themselves from the manufacturer are guaranteed to last 20-30 years.Someone would have to determine if the roof leak is caused by bad labor or is there something wrong with the shingles themselves.

Am I imagining it or is $1150 a high cost for the following: -pulling up shingles around chimney -redoing flashing -installing a water/ice barrier Seems outrageously high for the amount of work involved!
