In the cities the government got involved in housing and low income housing was built for poor people.

I don't know what your budget looks like but this city is really inconsistent or "street by street."

Should be "*City Name* Real Estate Investors."

I'm open to all suggestions regarding different cities that meet my requirements and would love to chat with some realtors who have local experience working with investors.  

I’d recommend focusing on affordable areas closer to the city for house hacking to keep things manageable.

Check w/ the City / County to see what the permitting process is, and what if anything you would have to do regarding plumbing / electrical.

I have some good examples I can show you about Kansas City investments that indicate good returns on your exchange.

If I were in your shoes, I would set up keyword alerts for the Texas cities you're interested in as well as any other keywords that are relevant to your plans.

I like the idea of a different city that give me a lot of the benefits of San Diego without the high cost. 

If you pick a random OOS city to buy in, based on numbers an agent or wholesaler is telling you or "it's a great market to invest in" and don't know the area, prepare to have lots of cash reserves and to lose money especially Class C. - what's a great market to invest in for one person isn't for another investor.
